Ontario’s New 7-Day N4 Rule: Why Small Mistakes May Cost Landlords Thousands

When a tenant stops paying rent, every week counts. Under Ontario's legislative updates to the Residential Tenancies Act (Bill 60), the waiting period for an N4 Notice of Termination drops from 14 days to just 7 days.  


On paper, getting to file an L1 Application with the Landlord and Tenant Board (LTB) in half the time sounds like a huge win. But in practice, a faster timeline means the LTB's margin for error is zero.


  • Effective Date: This new 7-day rule takes effect on September 21, 2026.  



The Current Non-Payment Timeline

  1. Rent Default (Day 1): Rent goes unpaid. Friendly reminders go out, but changing locks or shutting off power remains illegal.

  2. N4 Served (Day 2): Notice is served giving the tenant 7 days to pay or vacate.  Be mindful of how the notice is served, as the delivery method directly affects the calculation of the notice period.

  3. L1 Filed (Day 10+): If the deadline passes without payment, you file for eviction and arrears recovery with the LTB.

A single paperwork mistake easily snowballs into months of unpaid rent, carrying a mortgage and property taxes completely out-of-pocket while you wait for round two.
